A Development of 8 Semi-Detached Dwellings

Each dwelling has
• a gross internal area (GIA) of 81.8m² or 881 sqft
• 3 bedrooms
• open living dining kitchen area
• adjacent car parking for 1 car (except for dwelling 8)
Total site area of 2285m² (0.2285 ha)
To the rear areas of each dwelling a close boarded timber fence, 1.8m high is proposed to form private rear gardens. This fence forms part of the site boundary on the south and west site

Proposed Materials


• Interlocking roof tile – Marley Modern in Smooth Grey or similar approved
• Roof windows, triple glazed, centre pivot or top hung as shown on the drawings to manufacturer’s sizes in standard grey finish
• Fascia and soffit in uPVC, grey colour: RAL 7016 (anthracite grey)
• Rainwater goods to be black uPVC colour
• Flat roof over canopy to be constructed in single ply membrane, Spectra SG120 in dark grey colour, with lead look-a-like system and associated abutment detail by Spectra Roofing Systems
• Fascia to canopy to be in PPC Aluminium or GRP finish, RAL COLOUR 7016 (anthracite grey)
• Soffit to canopy to be softwood treated timber, stained to retain colour


• Main facing material to be White thru colour render, self-cleaning – NANOPORTOP by Baumit
• Secondary facing material to be weatherboard cladding, horizontally laid
• Splash detail at junction with external floor level to be either blue engineering bricks or a proprietary cladding system to look like brickwork by SPS in a black or dark grey colour


• Triple glazed uPVC frames, RAL COLOUR 7016 (anthracite grey), profile Eurocell 60mm thick, supplied by Nationwide or similar


• Front Door to be a passive air tight door by Nationwide in uPVC with glass panel.
• Patio doors to be triple glazed uPVC frames in RAL COLOUR 7016 (anthracite grey)
